Developer Proposes Major Olympic‑Linked Redevelopment, 400‑Room Hotel, Apartments and ‘Beer Mile’ Planned for South Brisbane Site

A major redevelopment has been proposed for a prime riverfront industrial site in South Brisbane, with developer Stockwell unveiling plans for a 400‑room hotel, an apartment tower and a mixed‑use precinct tied to the 2032 Olympic Games.

Stockwell has purchased Lactalis Australia’s Parmalat milk‑processing plant on Montague Road, which is scheduled to close in September. The site sits near the Visy glass factory another large industrial parcel the Queensland government hopes to transform into a residential precinct featuring thousands of new homes.

Managing director Mark Stockwell, a former Olympic swimmer, described the acquisition as a “one‑in‑100‑year opportunity” to reshape a key part of the inner‑city riverfront. He said the area’s industrial era is ending, making way for long‑term urban renewal. “When you get a site that’s so well connected and can become part of the city, it’s a great legacy piece to think about,” he said. “This area has had its time as the industrial area, and it’s now time to think about what’s going to happen in the next hundred years.”

The proposed three‑stage development includes owner‑occupied housing, a build‑to‑rent tower with one‑ and two‑bedroom apartments, and a 400‑room hotel designed to support Olympic‑related demand. Stockwell said the project also features a hospitality and entertainment strip beneath the rail line a concept he has dubbed “The Beer Mile”, envisioned as a trail of bars, taprooms and venues linking the precinct.

The proposal adds to a wave of redevelopment interest across South Brisbane as the city prepares for the 2032 Games and seeks to convert ageing industrial land into high‑density housing and commercial hubs.
